Housing Crisis article from Zillow.com

America is in one of the worst housing crisis in history, yet 49% of U.S. homeowners believe their home's value has increased or stayed the same over the past year, according to Zillow's Q3 Homeowner Confidence Survey. In reality, 74% percent of homes have lost value in the past 12 months, according to preliminary findings in Zillow's Q3 Real Estate Market Reports, which will be released Nov. 12. Other findings from the survey: Supporters of Republican presidential nominee John McCain have more confidence about their homes' values than supporters of Democratic nominee Barack Obama. Fewer people expect to buy or sell a home in the near future: Three percent plan to sell their home in the next six months, down from 5 percent last quarter. Three percent plan to buy a home, down from 4 percent in the second quarter. ...and much more!

Gas prices force buyers to rethink suburbs

WASHINGTON – Aug. 12, 2008 – High gas prices are affecting American workers' attitudes toward commuting and are prodding many to trade in their large homes in the exurbs for smaller, more urban properties. Buying a 6,000-square-foot home with a large yard and a sport-utility vehicle to boot made sense when gas and property prices were low, economists say, but gasoline is now cost-prohibitive for many. If the federal government lifts the heavy gas subsidies that encourage suburban growth, many Europeans pay $8 a gallon for gas, suburban residents will abandon their properties en masse and move in closer to urban transit stations. "What were pluses of that lifestyle are now liabilities: a big SUV, a big home to heat, the energy needed to mow the lawn," says CEO Tom Darden of the Raleigh-based real estate conversion group Cherokee Investment Partners. Greenspan sees housing bottom, criticizes bailout

WASHINGTON – Aug. 15, 2008 – Alan Greenspan usually surrounds his opinions with caveats and convoluted clauses. But ask his view of the government’s response to problems confronting mortgage giants Fannie Mae and Freddie Mac, and he offers one word: “Bad.” In a conversation this week, the former Federal Reserve chairman also said he expects that U.S. house prices, a key factor in the outlook for the economy and financial markets, will begin to stabilize in the first half of next year. “Home prices in the U.S. are likely to start to stabilize or touch bottom sometime in the first half of 2009,” he said in an interview. Miami Arena being demolished after years of inactivity; owner says end could come in two weeks By Scott E. Pacheco The Miami Arena could be demolished within two weeks and its Northwest First Avenue site cleared within a month, says building owner Glenn Straub. And while talk circulates of a first-class soundstage or a home for Cirque du Soleil, Mr. Straub is waiting on perhaps the biggest catch: the Florida Marlins. "Once we get it leveled we'd like to pursue the baseball," Mr. Straub said. Demolition crews from BG Group LLC have been clearing the arena's interior for "several months," leaving just the outer shell. Mr. Straub said outside walls will be brought down without using explosives. Mr. Straub, a Palm Beach businessman, bought the arena in 2004 for $28 million. The arena, built in 1988 for $52.2 million, was home to the Miami Heat and Florida Panthers. Both moved out and the city eventually sold the building at auction to Mr. Straub.

One Miami Condos

One Miami is a complex of two adjacent skyscrapers in downtown Miami, Florida named One Miami East Tower and One Miami West Tower. It consists of two towers located at the Miami River delta, where the river empties into Biscayne Bay. The East Tower is the taller of the two, at 460 ft (140 m). It contains 44 floors, and was completed in 2005. The West Tower is 449 ft (137 m) tall, and contains 45 floors. It, too, was completed in 2005. The complex was one of the first announced in the recent Miami building boom, but the construction process was slow, as the buildings took over five years to be completed. Everyone is well aware of Miami’s downtown building oversupply, but just how bad is it? In the last six years, 22,737 units were built or are now under construction in Miami’s urban core — more than double the number built in the nearly 40 previous years, it’s a large figure, but still less than many predicted. Perhaps no section of Florida has seen more building in recent years than downtown Miami’s urban core. However, with the housing market turning in 2006, the credit crunch of 2007, and inexperienced developers having to cope with rising construction costs & mismanagement, many proposed projects never went beyond the planning stages. With few new projects starting in the past two years, the real scope and size of Miami’s downtown condo craze is starting to come into focus.
